How do I file a RERA complaint in Delhi, Noida or Gurugram?

You file before the state authority where the project is located — UP-RERA for Noida/Greater Noida/Ghaziabad projects, Haryana RERA for Gurugram/Faridabad, or Delhi RERA for projects within Delhi — stating the project's RERA registration number, what was promised, and the relief you're seeking. What is the time limit to file a RERA complaint?

The RERA Act itself doesn't prescribe a specific limitation period for most complaints, though authorities generally expect complaints to be filed within a reasonable time of the cause of action (typically discussed in terms of the general 3-year limitation principle). The safer approach is not to wait — call us and we'll tell you where you stand on your dates.

Can I get a refund from my builder if possession is delayed?

Yes. Under Section 18 of the RERA Act, if possession is delayed beyond the date in your agreement, you can withdraw from the project and claim a full refund of the amount paid, with interest — or stay in the project and claim delay compensation instead. The choice is yours.

What interest can I claim for delayed possession under RERA?

Can I file a RERA complaint for construction quality or missing amenities?

Yes. Deficient construction, structural defects, and amenities promised in the brochure or sanctioned plan but not delivered are all valid grounds for a RERA complaint, separate from or alongside a possession-delay claim.

How long does a RERA case take to get an order?

Straightforward possession-delay or refund complaints commonly get a decision within a few months; contested matters with disputed facts, or appeals, take longer. We'll give you a realistic estimate on your specific facts rather than oversell the timeline.

What happens if the builder doesn't comply with a RERA order?

Non-compliance can be executed by the RERA authority, including recovery as arrears of land revenue in several states. An order that isn't honoured isn't the end of the road — call us to move to execution.
